Rules + Regulations

Overall Rules

​

  1. We want The Grand Regal to be a place we all are proud of, therefore, your campsite/mobile home lot needs to be kept clean and neat at all times. We will be choosing a Yard of the Month to celebrate your efforts.

  2. Quiet Time- To ensure a peaceful, courteous environment for all we must have a quiet time from 11:00pm until 7:00am. No children are allowed out after 11:00pm. When you have guests at your site, do not have loud music or loud conversations, especially during Quiet Time.  This includes doors slamming, cars and trucks (especially diesels) idling.

  3. Rules- All renters and their guests are responsible for abiding by all rules and regulations that are posted as well as in the lease and within this document. It is also your responsibility to go over the rules with all guests that you invite.  It is important that we all abide by the rules for the greater good. If you have to be addressed several times about not following the rules, a decision might have to be made to renew or terminate the current lease. Please do not put us in that position. That is the last thing we want to happen.

  4. Children-  Please accompany your child if they are playing off of your lot. Please explain the road rules to your child to ensure their safety and they need to stop for cars. For safety reasons, please no running, playing or riding bikes between campers, water and sewage lines are exposed and we do not want anyone to get hurt.

  5. Underpinning- All campers and mobile homes and decks must be underpinned with vinyl within 60 days of arrival. Decks and underpinning must not cover the water and sewer lines, clean-out valves or sprinkler heads, cable poles, electrical components. This must be approved by management.

  6. Decks- Decks cannot have any wood above the railing; only metal or canvas awnings. Posts must be all metal or vinyl. Decks must be at least 8 inches off the ground and NOT larger than the square footage of your camper according to the White Lake Town ordinance. You must get approval to build anything from The Grand Regal and you must follow the building codes of Bladen County and the Town of White Lake. If unsure please ask.

  7. Trash cans must be kept covered to discourage animals. Please do not put your trash in the Regal Cans provided at the pier and bathhouse. Take garbage in bags tied up to the dumpster. 

  8. Lawn Care- Mowing the Grass and taking care of the trees is part of the amenities at Regal. To ensure safety for all, please help keep the streets and yards free of toys, hoses, bikes, etc. to hinder mowing. Paving stones must be even with the grass to avoid damaging the lawn mowers. You will need to maintain your own flower beds at all times.

  9. Golf carts must be parked on paving stones to help with the mowing. Please check with our on-site manager before placing stones. Please do not put a chain around a tree to lock up your items. All golf carts must have a Regal sticker. If you rent a golf cart, we must be told ahead of time and it must have a visitor’s placard on it at all times. To ensure safety, all golf carts must be driven by a licensed driver over the age of 16.  Please do not allow children to sit in your lap to drive nor sit beside you and reach across to steer.

  10. Waterfront- No cars or trucks are allowed to park at the waterfront. We want to ensure you have parking for your golf carts and provide safety for our children to play. There are no lifeguards on duty. Swim at your own Risk. The swimming area is to the right of the main pier or for children along the shore line.  Boating area is to the left.  No boats in the swimming area. The water is too shallow for diving, therefore, No diving from any part of the piers. People have been paralyzed at this lake for just this reason but not at Regal.

  11. Pier-Bikes, skates, scooters, golf carts and pets are not allowed on the pier or blocking the entrance. Bike rack is provided.

  12. Tents/Umbrellas/Floats- Big Floats are not to be left in the lake. They are only allowed on the swimming side of the pier. Tents are not allowed at the waterfront. Umbrellas only. All belongings such as chairs, toys, umbrellas, etc. must be removed daily by 9:00pm. You may set-up after 7:00am.

  13. Speed Limit- For the safety of our children the speed limit is 5 mph. Please watch for the children and people walking in the street. Please tell your children to watch traffic at the intersections and watch out for moving cars.

  14. Parking- All vehicles must be parked completely on the RV site. No part of the vehicle can be on the street, which might restrict the flow of traffic. All washing of boats, cars, etc. must be done on your lot, not in the street. All vehicles must have a Regal sticker or a visitor’s pass.  Please park on your lot and your lot only. We know that some have had permission from other campers in the past however, to be consistent please follow this. It puts others in a bad place when you take up their space. Please be respectful of others.

  15. Parking Lot- The parking lot is for excess parking only. No trailers of any kind are allowed in the parking lot. Any vehicle that does not have a Regal sticker or Visitor’s pass will be towed from the parking lot at the owner’s expense.

  16. Pets- We know that our pets are part of our families but we must ensure the safety of all at The Grand Regal. Please submit a picture of your dog and their current shot record for the year to the office yearly. Pets must be on a leash accompanied by an adult. We have found children do not clean up as well. When you walk your pet, please be responsible and clean up after your pet. Bags are provided at the front entrance and behind the parking lot across the street. An area is provided behind the parking lot just for your dog to walk and do their business. If you use this area please keep the dog on the hill. Do not let your dog go close to any structures or mobile homes. To keep our beach front clean and safe where people lay, we must enforce that you do not let your pet use the waterfront or play areas. Barking dogs are a nuisance to other guests in the park. Please try to keep your dog from excessive barking. If you cannot keep your dog from barking, you will not be allowed to bring your dog into Regal.

  17. Geese and ducks are not pets. Please Do Not Feed Them. They will stay and they make a big mess.

  18. Cigarette Butts-  Please be responsible and respectful to the fellow campers and place your cigarette butts in the butt containers placed at the bathhouse, on the pier or near the entrance. Please do not throw them on the ground for someone else to pick up.

  19. Alcohol- This is a family environment, therefore, we ask that if you have an alcoholic beverage please use a cup or coozie. No glass or glass containers are allowed on the beach or the pier. Glass hurts in the water. Anyone who disrupts the harmony of the park with drunkenness, fighting, using foul language or has a disregard for the rules of The Grand Regal shall be grounds for immediate termination of their lease and expulsion from the park.  

  20. Weapons-  Firearms, Fireworks, bows & arrows, BB guns, and other types of weapons are not allowed in The Grand Regal.

  21. Pollution- Do not pour liquids, food, oil, cigarette butts, or anything else down the storm drains. These drains go directly into the lake. We do not want to add to the pollution of White Lake.

  22. Refrigerators- These are not allowed to be kept on decks or porches which is in accordance with the White Lake Town ordinances.

  23. Bathhouse/Laundry Rooms- These are amenities for the campground. Please be respectful of other residents that will use these after you do.  Clean up after yourself. Please clean the lint filters after every use to reduce a fire. No smoking is allowed inside these areas by order of the Fire Marshall.  

  24. Buoys- If you rent a buoy space you must follow the regulations that have been provided. All buoys must have the buoy number on it. Make sure your chain is stainless steel. 

  25. Jet Skis/Boats- If you rent a jet ski/Boat space you must follow the regulations that are provided. Jet skis/Boats cannot be tied to the trees or the retaining wall.

  26. Fishing-  No fishing is allowed on the swimming pier or jet ski dock. You can fish on the boat pier, but please clean up all your trash and bait.  Please be respectful and responsible at all times and stay far away from the boats. We do not want to ruin someone’s boat.

The Grand Regal Lakeside

​

  1. Leases must be paid in full by May 31st. If not, there will be a $250.00 late fee per month and you will not be allowed on the property. Water and electricity are not included in your lease but must be kept current.

  2. The Grand Regal is a commercial camper community and not zoned residential, therefore, your camper cannot become your primary residence nor can you sublease your camper. This is also an ordinance of The Town of White Lake.

  3. With the new White Lake ordinance all new campers must have ten feet between all campers/decks. In emergency situations, the first responders must be able to move freely between campers, therefore, we can’t park golf carts or place storage units in this area according to The White Lake Ordinance.

  4. Meter Shelters- Please do not build under, beside, or attach to these shelters. This will hinder the reading of the meters monthly.

  5. Trailer Parking- Boats, Jet Ski, or Paddle Boats etc. are not permitted to be parked on your camping site. Locked Storage can be purchased for $250 per year  across the street. You will be given a key if you purchase a slot. 

  6. Guests- Guests are not allowed unless the owner of the camper is present in Regal. You are responsible for the conduct of your guests. Please go over the rules with all guests prior to visiting.  

  7. To Sale- If you decide to sell your camper, you first have to list your camper with The Grand Regal Office (See Ryan). There are a few requirements to sell:

  • The camper cannot be sold if it is 25 years or older, it must be removed and not sold on site.

  • The For Sale sign fee is $100.00 (see section 14a of your lease).

  • All prospective buyers must be approved by the management of The Grand Regal and background check before the sale of any camper is finalized. If not, the camper must be removed immediately.  

  • Buyers of campers are responsible for a $200 processing fee.

  • All Campers/Park Models must be inspected by a professional or the Regal inspector before a camper or park model is put up for sale. A copy of the inspection has to be filed with The Grand Regal Office. See the On-site manager for information.

  • A copy of the inspection report needs to be given to the prospective buyers to review.

  • It is advised to have an appraisal done if purchasing. The Grand Regal is not responsible for the sale of any camper. You are responsible for showing your camper to prospective buyers.  

  • You will be allowed to hire a real estate agent.

  • We will not give a key to your camper for someone to see your camper.

The Grand Regal Bayside

​

  1. Mobile Home Lot Rent must be paid in full by the 1st of each month.

  2.  Storage Building- Mobile home owners are allowed to have only one storage building. A site plan permit must be filled out and presented to  the Town of White Lake. See Ryan Godwin to gain the form and signature required to submit to the Town for approval.

  3. To Sale- If you decide to sell your mobile home, you first have to list your mobile home with the Grand Regal Office (See Ryan). There are a few requirements to sell:

  • The For Sale sign fee is $100.00 (see section 14a of your lease).

  • All prospective buyers must be approved and background check by the management of The Grand Regal before the sale of any camper is finalized. If not, the camper must be removed immediately.  

  • Buyers of the mobile home are responsible for a $200 processing fee. Please let your buyer know.

  • All mobile homes must be inspected by a professional or the Regal inspector before a mobile home is put up for sale. A copy of the inspection has to be filed with The Grand Regal Office. See the On-site manager for information.

  • A copy of the inspection report needs to be given to the prospective buyers to review.
